Softwash

Everything for softwashing: 12V and petrol-driven softwash pumps, proportioners and X-Jet kits for mixing on the fly, softwash guns and nozzle holders, chemical-resistant hose, reels and sprayers. Softwashing cleans roofs, render, brick and paving with low pressure and the right chemical strength instead of blasting the surface.

Working out a mix? Use our softwash mix ratio chart for litres of SH per tank, and the X-Jet calculator for soap dosing through an X-Jet. Everything is priced including GST and ships Australia-wide from our Jandakot warehouse in Perth, or you can collect it free.

Softwash: common questions

What is softwashing?

Softwashing cleans exterior surfaces with a low-pressure spray of diluted sodium hypochlorite (SH) and surfactant, letting the chemical kill mould, algae and lichen rather than relying on high pressure. It is used on roofs, render, painted walls, brick and paving where pressure washing could cause damage.

Should I use a 12V pump, a proportioner or an X-Jet?

A 12V diaphragm pump sprays a solution you batch-mix in the tank. A proportioner blends water, SH and soap on the fly from a higher-flow pump, so there is no batch mixing. An X-Jet draws chemical into your pressure washer flow at the gun, with the ratio set by its tip. Choose by the volume of work, the flow you have and how often you change mix strength.

What SH strength should I spray?

Typical starting strengths at the surface are 0.5–1% for house washing, 1–3% for concrete and paving, and 3–6% for tiled roofs with heavy lichen. Always test a small area first. Our softwash mix ratio chart gives the litres of SH and water for each strength and tank size.
